Time was when buying a house through financing was an option only for the employed. All that changed now when lenders hatched the mortgage for self employed.

You Can Now Own a Home

For this type of mortgage, lenders are particular with income tax records, licensing records, and credit reports or will only require a credit check and a bank statement before approving a mortgage application. If you can show proof that you have been self employed for at least three years, your finances are sound, and you have a good credit history, it is all systems go for a mortgage for self employed.

However, lenders do require down payments for the property. This is required by most lenders who also take into account other considerations for a mortgage for self employed. For low documentation mortgages, lenders charge higher interest rates too or a higher down payment. The hassles are worth the trouble though; after all you can get a mortgage to finance a house purchase, which was impossible, years ago.

If you are keen on getting a mortgage, you can easily visit a mortgage office and inquire about their mortgage products available for the self employed. One thing more, if the rates are quite stiff, you can still go for a refinance or switch mortgage to get a lower rate as long as you pay your monthly amortization on time.

Getting Ready for a Mortgage

So now that you know you can take out a mortgage, it is time to prepare for it. Have all your documents in order before you shop for a mortgage. You must be ready to show you have cash reserves; after all you don't draw a regular paycheck. Talk to your accountant to prepare your financial report. An accountant can straighten out those business deductions that reduce the income reported on your tax returns or defer expenses until the time you take out a mortgage for self employed.

Pay off those consumer debts or consolidate these into a low interest loan to increase your cash flow. With more cash flow and cash reserves in the bank the lender will highly recommend a better rate for your mortgage. Credit rating must be excellent if you want to get lower rates.

On the other hand, if yours is a two income household with your wife receiving a regular paycheck and she has a W 2, your wife can be the primary applicant while you enter the contract as a secondary applicant. If this is not possible, you can request your parents to co sign the loan. This can be difficult because as co signees, they are also responsible or the loan.

Look for properties that would get the lenders approval. Lenders can refuse your application if they doubt the true value of the property. This is understandable because you are still a risk.

Get a Mortgage Broker

A broker can get you the best deal for a mortgage for self employed or provide you the advice you need to get approved or help you along the complicated process of the loan. With his experience and exposure, he can tap small lenders to give you a better plan that would buy you your dream house.
