Renting can be a tricky business whether you are renting out your home or renting a property for yourself. In both conditions, there are many issues to consider, and it is something that should be entered into after much thought.

It is always appropriate to rent out a property on mortgage instead of buying it if you do not have enough finances for it. Even before going for this, you must also consider that if you do not have enough amounts to make your monthly payments, then it is very necessary that instead of taking a property on rent, you should get a house on rent. It is also very important that if you are moving to some area on temporary basis, then it is always good to rent a place.

ButHowever, like all other things, there are many problems associated with the issues of renting that must be carefully understood before hand. The major problem is that the monthly payment hardly remains the same, and keeps on increasing for one reason, or another. It happens mostly in the case of renewed lease, and therefore, you always end up paying more than you have agreed upon in the beginning. Sometimes a landlord makes some renovations to the house, and after that increase the rent. This may cause problems for you because you would have to make adjustments in your budget even if there is no room for it.

One thing that you must know is that you are not building an asset if you are renting out a house. You pay rent for all the time that you haveyour stayed in that place, but you are unable to make any payments.

On the other hand, if you are buying a house, you would have something in your possession, and you can also sell it to cover the mortgage amount. Another big disadvantage of renting is that you would not have any tax benefits when you are renting in fact only your landlord would only have such privilege.

One of the major disadvantages of living in a rented property is that you have to obey the rules of the landlord. You are not allowed to make major changes to the property, and have to accept it as it is. Many landlords even have strict rules when it comes to keeping pets, or coming and going at late hours. Some places will not allow overnight guests, or visitors who stay for an extended period. Thus, it can sometimes be difficult to get used to the new situations.

In the same way if you are renting out a property, it also has some of its own issues. If you are renting out a property, then you would become the property, thus becoming a landlord. This would mean that you are now responsible for all the issues, and problems associated to this specific property.

There is no doubt that renting is a much better options in most of the cases, but you must be aware of all these issues before actually renting out. This is to provide you guidance, so you must carefully explore all the options before renting any place, or property.
