It's been a tumultuous year for real estate in Calgary. Unlike last year, this year we've seen a steady decrease in market values for property and housing. Prices are down by almost 50% in certain areas.
"It's definitely a changed market, if you are a buyer; there are a lot of great properties out there. If you start hunting, you are going to find some great deals and certainly some motivated sellers. Right now you really have to focus on your pricing and your preparation. Those are two most important things that you can't just overlook", says Jared Chamberlain, Chamberlaingroup.ca and the Calgaryrealestateblog.com. He also adds, "You need to have the right marketing in place for your sales."
One of the things that people tend to overlook when they're selling their homes, is how much time and effort it takes to do the work on their own. People think that they're saving money by putting their properties up FSBO, but they don't adequately calculate the value of their own time. Not only will a Calgary realtor ensure that a professional and total job is done, that there are no untied legal strings, but they might also be a value per dollar, if you calculate all of the personal expenses of time, effort and stress that go into the process.
"When you've got a city like Calgary, as diverse in size as it is in people, the conviction that you've found the right real estate agent can quickly evaporate. Every day we see people who have been sure their realtor was the one for them, and have gone on to change their minds," puts in Mike Johnson, of RealEstateAgentsCalgary.net.
On Mike Johnson's website, there are are articles and FAQs about the most common pitfalls of hiring a real estate agent, what makes the market in Calgary so different, as well as an exhaustive list of the best Calgary realtors available.
